Absolutely. In fact I was going to use this to take an old 40 gallon out and install a new 40 gallon water heater in on my rental. However, the man of the house was home so he helped me take down the old and helped lift the new one in. An empty 40 gallon water heater weighs 120 lbs. With two guys it's still much easier to maneuver than the lift table. However, if you are like me you have come to realize you can't count on anybody to be there. This lift is a good thing.
I use this lift when brewing beer. Up when filling, eye level when adding grains and hops, and down when lifting out the heavy mash.

Empty,it shouldn't be a issue. I tested it with myself on it and I weigh close to 200 pounds..

I was never able to use mine as a lift. I came damaged with torn packaging and loose parts and no manual. The website was of no help. The hydraulic pump never worked. Please be careful ordering this.

Make sure you drain out all the water first, it should be able to if it’s a normal house water heater.
